Construction Phases

Phase I: Land Purchase, development of building plans, and construction site preparations

Status: Completed June, 2010

The tasks of this phase consisted of the following:

· Purchase of the three lots

· Demolish old buildings on the purchased lots and Prepare construction site

· Hire an architect

· Survey and develop topographical map of the building site

· Develop building plans

· Interview and hire a general contractor

· Hold groundbreaking ceremony

· Secure building permit from the city of Rolla

The above mentioned tasks have been successfully completed. Two of the lots were purchased in June and December of 2007 respectively and the third lot was purchased in July of 2008. To initiate efforts on building site preparations, two old building existed on these lots have been demolished in July of 2007. The third old property has been demolished in March of 2010. Building plans were developed and completed in May of 2010. The plans were submitted to the City of Rolla for review and for securing a building permit. The City of Rolla approved the building plans and a building permit was issued on June 14th, 2010.

The total cost of completing the tasks of Phase I was $232,726.73. Table 1 shows the cost of various items and activities conducted to complete Phase I.

Phase II: Foundation, framing, roofing, Windows, and exterior door installation

(At the conclusion of this phase, building should be enclosed and under roof)

Status: in Progress

Target starting date: started July 16th , 2010

Target completion date, November 2010

Cost estimate of Phase II includes Materials, Portable Potty, Rentals, Dumpster, tools, all misc. labors & supervision fee. At the conclusion of this Phase building should be enclosed and under roof. The tasks of construction will include the following:

· Excavate building site (Basement dug, remove top soils, backfill, water lines dug.)

· Install Water service, sewer line, Rough plumbing & set temporary electric

· Set the foundation for the building and Minaret (Concrete – 3000 PSI 24” wide footings, 8” foundation, floor – 6 bag mix with rebar reinforcing)

· Moisture proofing (Walls tarred, French drain system installed)

· Frame the building (Materials ordered for framing, Framing: Walls 2”X6” exterior, 2”X 4” interior 12” TJI’s 16” O. C., install Sub floor – ¾” T & G Oxboard), Custom framing, domes, vaults, niches, etc., Shear walls & anchor labor as per plan

· Elevator roughed in

· Windows and exterior door installation – Andersen custom windows and doors installed

· Installation of Tyvak on building exterior

· Roof installation (Shingles: Aritechual shingles- choice of color)

· Site grading

The total cost of completing the tasks of Phase II are estimated at $291,633.10

Construction activates of Phase II are currently underway, As the pictures on subsequent page depict, the excavation of the construction site has been completed and work setting the building foundation which include the footing, walls, and floor of the lower floor are being constructed.

 

 

Phase III: Installation of mechanical & electrical systems, sheetrock, insulation, complete

exterior masonry, and concrete work

Cost will include equipment rentals, materials, dumpster, sanitation, tools, all misc. labors & supervision. The activities of this phase will consist of the following tasks:

· Electrical wiring & plumbing work (Electric rough in, set service panels, as per plans & specs.)

· Rough plumbing – restrooms, kitchen, foot baths, outside water, vent pipes & drain lines

· HVAC rough in, duct work, drain lines, & gas piping.

· Install Insulation (R-19 walls R-38 attic)

· Install elevator

· Install drywall (Sheetrock – ½” walls, 5/8” ceiling, all taped & sanded Heights as per plans)

· Sprinkler System rough in

· Masonry & plaster –owners choice of color

· Rolex sofit & fascia

· Retaining walls, landscape walls

· Build porches, sidewalks, concrete stairs, air pads.

· Install gutters

The total cost of completing the tasks of Phase III are estimated at $345,137

Phase IV: Interior and Exterior Finish

Status: Fund raising in progress

Target starting date: To be determined (It depends on fund availability)

Target completion date: To be determined (It depends on fund availability)

Cost for will include equipment rentals, materials, dumpster, sanitation, tools, all misc. labors & supervision. The activities of this phase will consist of the following tasks:

· Paint interior walls & trim - owners choice of color

· Electric trim: Switches, outlets, lighting, phone lines, cable, panel boxes, connect kitchen appliances.

· Install flooring (ceramic, carpet, ….)

· Install ceramic on walls (owners choice of color & style )

· Plumbing trim (Set stools, urinals, vanity sinks, foot baths, outside water faucet, kitchen sink, etc.

· HVAC trim, set furnace, install vents, set compressors

· Complete interior trim work (Interior doors, casing, trim, crown, baseboard/knobs, stops, etc.)

· Custom work: Built in areas, trim, bookcases, etc

· Complete installation of kitchen appliances and cabinets

· Floor covering: carpet, ceramic - owners’ choice of color & style

· Interior Staircase trim, handrails

· Trim out Sprinkler System

· Masonry finished

The total cost of completing the tasks of Phase IV are estimated at $301,494

Phase V: Final Interior and Exterior Finish, driveways, parking lot, and landscaping

Status: Fund raising in progress

Cost estimate I includes Materials, Rentals, Dumpster, tools, all misc. labors & supervision fee. The tasks of construction will include the following:

· Security System

· Landscaping all green space finished to grade

· Gravel work on driveways, parking lot, curb, approaches

· Asphalt work

· Asphalt sealing

· Exterior stairs & handrails

· Test start Sprinkler, HVAC

· Final inspection

· Building cleaned for occupancy

· Construction site cleaned of all construction debris

The total cost of completing the tasks of Phase V are estimated at $84,150
